In a nutshell
Knote is a Melbourne-based private lender specialising in second mortgages, gap funding and caveat loans for business owners and investors. It lends $100,000 to $5 million on second mortgages and gap funding, and $50,000 to $150,000 on caveat loans, against residential, commercial, industrial or land security, with approvals from same day to 48 hours and impaired credit considered.
Knote specialises in second mortgages and gap funding for business owners, entrepreneurs and investors who need capital quickly, including when the banks say no. It lends Australia-wide for commercial, business or investment purposes only (no consumer lending), to individuals, companies and trusts, and considers impaired credit.
It has three products. Knote Bridge (gap funding) lends $100,000 to $5 million against a first or second mortgage, at up to 75% to 80% combined LVR, for up to 24 months, to cover settlement shortfalls, purchases before a sale, bridging and development timing gaps. Knote Equity (second mortgage) lends $100,000 to $5 million behind your existing lender for up to 12 months, at up to 90% SLVR on residential and 80% on commercial security, with approval in 24 to 48 hours. Knote Express (caveat) lends $50,000 to $150,000 for up to 6 months, with same-day or 24-hour approval and minimal documents, for urgent settlements, deposits or cash flow. SLVR is Knote's own measure, which adds a 10% to 25% buffer to the outstanding first mortgage.
