In a nutshell
Large business loans, from about $500,000 into the millions, are available from banks, non-bank lenders and private lenders. Above a few hundred thousand dollars, most lenders want security, usually a first or second mortgage over residential or commercial property, although some non-banks lend up to $2 million or more unsecured to businesses with strong revenue. Banks offer the lowest cost and longest terms but want full financials; non-bank and private lenders move faster and are more flexible, at a higher cost.

What counts as a large business loan?
Most unsecured small business loans top out at a few hundred thousand dollars. Once you need $500,000 or more, for an acquisition, a new site, a large order, refinancing or growth, lenders look more closely at your financials and, in most cases, want security.
When a first or second mortgage might be necessary
For most loans above a few hundred thousand dollars, lenders want property security. A first mortgage over property with no existing loan, or a refinance of your current loan into one larger facility, gives the lowest cost and longest term. If you'd rather keep your existing home loan, a second mortgage lets you borrow against the remaining equity. Private lenders can also lend large amounts against property within days, as a bridge to longer-term finance. See business loans secured by property and second mortgage business loans.
Unsecured options for larger amounts
Some non-bank lenders lend $1 million to $2 million or more unsecured to businesses with strong, steady revenue, usually over terms of up to 5 years. Expect a higher cost than a secured loan, and directors' guarantees.
How to prepare
- Up-to-date financial statements, tax returns and BAS
- A clear plan for the funds and how the business will repay
- Cash flow forecasts, especially for growth or acquisitions
- Details of any property or assets you can offer as security
- A list of existing loans and payout figures
A broker can help you present a large application well and approach only the lenders likely to say yes.

Questions about large business loans
Sometimes. Some non-bank lenders lend up to $2 million or more unsecured to businesses with strong, steady revenue; Velociti Capital, for example, lends up to $2 million without property security. Above that, most lenders want property or other substantial security.
Unsecured lenders size loans against your revenue and cash flow. Secured lenders also look at the value of the security, usually lending up to a percentage of the property's value. Your broker can estimate a realistic range before you apply.
Banks usually take several weeks for larger loans, mainly for credit assessment, valuations and legal work. Non-bank and private lenders can often move in days.
If you have strong financials, property security and time, a bank usually costs the least. If you need speed, lighter documentation or flexibility, a non-bank or private lender may suit better, and you can refinance to a bank later.
